1. You Own Both Houses. So Why Can’t You Connect Them?
Imagine a scenario of perfect architectural symmetry: you own the stately residence at 10 Smith Street and have just acquired its twin, 11 Smith Street, directly across the way. To solve the mundane friction of weather and traffic, you propose a simple, climate-controlled pedestrian skybridge connecting the second floors.
From an engineering perspective, this is a solved problem. Humans know how to build a bridge across a street.
Legally, however, that simple hallway in the sky can become a nightmare.
What seems like a straightforward home improvement exposes a much larger conflict between our physical structures and the invisible layers of spatial governance surrounding them: property rights, zoning, taxation, insurance, public rights-of-way, emergency access, and even constitutional law.
The problem isn’t really the bridge.
The problem is everything the bridge crosses.
2. The Vacuum in the Middle: You Own the Ends, but Not the Air
The first obstacle to your residential skybridge is the public right-of-way.
Your deeds may cover the parcels on either side of the street, but your ownership does not automatically extend into the public space separating them. The street, and potentially the airspace necessary for its safe operation, is controlled by a municipality, another government entity, a private association, or some combination of rights and easements.
This creates what could be called the A → Not Yours → B paradox.
You own House A.
You own House B.
But you don’t necessarily own the space required to travel directly between them.
Property ownership is usually experienced horizontally. There is a lot line. Your yard stops here. Your neighbor’s yard begins there. A skybridge forces us to think vertically.
Suddenly, the important question becomes: Who controls the air above the road?
That is where the simplicity of owning two properties runs into the much more complicated reality of three-dimensional property rights.
Ownership creates a strange situation where you control both destinations but not necessarily the space required to connect them.
3. The Geography of “Normal”: Why Zoning Changes Everything
The feasibility of a skybridge depends heavily on where it is being built. What seems normal in a dense commercial district can look completely alien in a suburban neighborhood.
In major cities, pedestrian bridges already exist between hospitals, hotels, office towers, universities, parking structures, and other large developments. Some survive because they were approved decades ago. Others operate through easements, licenses, permits, or agreements with local government.
But there is usually an institutional or practical reason for their existence.
A private homeowner saying, “I don’t want to walk outside to get to my other house,” is a very different proposition.
In a suburban environment, the structure could immediately raise questions about neighborhood character, setbacks, height restrictions, emergency vehicle clearance, sight lines, snow and ice, utility access, road maintenance, and residential zoning rules that were never written with privately owned aerial hallways in mind.
Move the same idea into a rural environment and the density problem disappears, but the fundamental ownership problem may remain. If a public road separates the properties, the homeowner still needs some legal mechanism allowing a private structure to occupy or cross that public space.
The engineering barely changes.
The geography of the law changes completely.
4. The Administrative Identity Crisis: Is It One House or Two?
Now suppose you somehow get permission to build it.
A new problem appears.
What exactly do you own now?
If 10 Smith Street and 11 Smith Street maintain separate parcel numbers, deeds, addresses, mortgages, tax assessments, and insurance policies, the bridge creates an unusual condition:
Physically One — Administratively Two.
You could wake up in the bedroom of House A, walk down a hallway, cross the street without touching the ground, and arrive in House B.
From the homeowner’s perspective, it increasingly feels like one residence.
From the government’s perspective, it may still be two separate parcels.
That raises another interesting question: Does putting a lockable door at each end preserve their independence?
Maybe. But architecture alone does not necessarily determine legal identity.
Tax assessors, zoning officials, lenders, insurers, fire departments, and building departments can all have different definitions of what constitutes a structure, dwelling, parcel, improvement, or premises.
The bridge doesn’t simply connect two buildings.
It forces multiple administrative systems to decide what “connected” actually means.
5. The $2 Million Ice Cube: The Liability Nightmare
Then winter arrives.
Imagine a chunk of ice forming underneath your climate-controlled bridge during a freeze-thaw cycle. Eventually it breaks loose and crashes onto the windshield of a car traveling underneath.
Congratulations.
You may have just created a $2 million ice cube.
Insurance could become one of the largest obstacles to making a residential skybridge practical. A normal homeowners policy is designed around familiar residential risks: the house, garage, fence, shed, swimming pool, detached structures, and personal liability.
A privately owned bridge hanging over a public road is something else entirely.
Who maintains the exterior?
Who removes snow?
Who inspects the structural supports?
Who is responsible if water leaks onto the roadway?
Who pays if part of the bridge falls?
Who is liable if a truck hits it?
And because the bridge connects two separately documented properties, there is another question: Which insurance policy owns the risk?
A municipality granting permission for such a structure could require substantial liability coverage, indemnification, inspections, maintenance agreements, or additional-insured status. Depending on the jurisdiction and circumstances, that could push the owner toward specialized or commercial-style coverage rather than an ordinary homeowners policy.
The bridge itself might be affordable.
Keeping everyone willing to insure it could be the expensive part.
